Every home is priced to its plan, finishes, and site, so there's no single number. As a benchmark, custom homes in the South Tampa market generally start around $350–$450 per square foot and rise from there with premium finishes, waterfront sites, and architectural complexity — high-end builds in neighborhoods like Beach Park, Davis Islands, and Palma Ceia often run $400–$600+ per square foot, and total project budgets commonly land between $1.5M and $5M+. Land is separate. The best next step is a consultation, where we can give you a realistic budget for what you have in mind.
Most custom homes run about 12 to 18 months from signed contract to move-in — roughly 2 to 4 months of design and selections, 1 to 3 months for City of Tampa permitting, and 9 to 12 months of construction. Larger or more complex homes can run longer. Major remodels typically take 6 to 12 months. Tampa's summer rainy season and permit review cycles can add time, so we build a realistic schedule into your contract and keep you updated against it throughout the build.
Yes — building on your own land is one of the things we do best. We'll help assess the site, handle feasibility and permitting, and guide you from raw land all the way to keys.
We don't lend directly, but most of our clients finance their build with a construction-to-permanent (single-close) loan, which rolls the construction loan into your permanent mortgage at completion. We work regularly with local Tampa Bay construction lenders who understand custom builds and draw schedules, and we're glad to point you toward partners who've financed homes like yours.
We do. With our design-build approach, design, permitting, and construction are coordinated by one team — so you're not stuck managing handoffs between an architect, a designer, and a contractor.
Yes. Ejt Legacy Homes is a fully licensed and insured general contractor. We're happy to provide our license number and documentation on request.
We back our homes with a written warranty that follows the standard new-construction structure used across Florida: one year on workmanship and finishes, two years on the mechanical systems (plumbing, electrical, and HVAC), and ten years of major structural coverage. We also pass through the manufacturer warranties on materials, appliances, and equipment. After move-in, you still have a builder you can call.
